Whether a storage shed needs a permit depends mostly on its size and where it sits. The model residential code that most states start from exempts a one-story detached storage shed of up to 200 square feet from a building permit, but many states and cities set a smaller limit, and setbacks, anchoring rules and HOA rules can apply even when no building permit is needed.

Floor area or footprint: which number counts?

It depends on your building department. Some measure floor area, some measure the outside footprint, and some include the roof overhang. The nominal size on the box is often smaller than all three. An "8 x 10" shed in this list measures 9.8 x 7.8 feet outside, so ask your office which measurement it uses and give them the larger number if you are unsure.

Anchoring and the base

Every shed in this list expects a level base, and the manuals recommend concrete or a wood platform. Anchoring hardware is sold separately for all of them. Many places require sheds to be anchored, especially in high-wind areas, so budget for anchors and the base along with the kit.

High wind and heavy snow areas

If your area has high design wind speeds or heavy snow, look for a shed with a published rating. Your building department decides whether a rating is enough, so ask before you buy.
